The Perth Coastal Edit
Whether it’s a statement home in Cottesloe or a sleek family residence in Scarborough, breaking ground in one of Perth’s iconic coastal suburbs comes with essential insights you need to know. Join Western Australia Home Design + Living’s Hannah McDonald as she sits down with Michal Kurtis, senior designer at Oswald Homes, to discuss Perth’s coastal design language – crafting homes primed to shine beneath the western sun.

Oswald Homes has a proud 50-year history – designing and building homes of distinction across Western Australia. As senior designer, Kurtis is well-versed in everything the company has to offer. “It’s the personalised service and quality construction that have elevated the brand from humble beginnings to a producer of bespoke and innovative designs. Although previously known for its development and evolution of the Hamptons style, Oswald’s team of designers and builders have honed their skills to be proficient over many different architectural styles, budgets, complexities and expectations,” he says.
Designing a new home is an opportunity to reflect the unique character of its inhabitants while harmonising with the surrounding environment – a practice that Oswald Homes and Kurtis are expertly adept in. “Our point of difference is to provide a unique and personal experience to each and every client. Designing and constructing each home is a unique shared journey where we get to show our passion, skill and personality,” he explains.

WHAT MAKES PERTH, PERTH?
Perth is one of Australia’s iconic cities. But what gives it it’s distinct flavour and how do those that reside there make the most of it? “We have a unique opportunity to enjoy a most wonderful environment,” Kurtis begins. “Our lifestyle has developed to reflect the desire to enjoy the best of our natural environment. Unique flora and fauna and a Mediterranean-like climate are just the start. We have a pristine coastline, crystal clear waters, snow-white beaches and amazing views, much to the envy of others.”
Just as Rome’s timeless churches and Barcelona’s Catalan Modernist buildings embody the spirit of their cities, Perth’s architecture mirrors its unique culture, values and identity.

So how exactly are homes designed to embody this? “The link between indoors to outdoors is paramount as the connection to our natural environment is seen as an essential and natural extension of indoor spaces,” Kurtis explains.
Just as nature offers us endless inspiration and breathtaking views, it’s essential that Perth homes thoughtfully consider the environment in their designs. “The idea of making most of the passive solar design, energy efficiency and environmental impact is foremost in our thinking, as well as the desire to utilise all the best aspects of any location.” For Kurtis, when it comes to Perth, coastal images spring to mind. “The sunset coast, sun, surf and sand. It gives us an opportunity to connect the home to the environment – visually, practically and emotionally,” he details.

DESIGN FOR THE COAST
With exposure to harsh elements, coastal homes require specific orientation to experience peak enjoyment and stand the test of time. “The best option is east-west orientation with the focus on maintaining a northern aspect to as many spaces as possible. To make the most of Perth’s coastline, deep west facing overhangs protect from the weather, while east and north facing courtyards and backyards let you enjoy the outdoors all year long in all conditions. For a sheltered outdoor area, these usually face east and north oriented with a pool.”
Height is another key factor – allowing coastal dwellers to get the most out of prime real estate. “Multi-level builds make use of the topography, while undercroft garaging, rooftop terraces and balconies are primed for that breathtaking ocean view. For the opportunity to see the ocean from as many spaces as possible you need to get as high as possible,” he emphasises.
In a quintessential Perth coastal home, the ocean is seamlessly integrated into the design, with features that reflect the city’s laid-back, beachside lifestyle. “These homes can be designed with see-through spaces that allow the opportunity to look through the home from the backyard to the front yard and still see the ocean, and vice versa.
Features like surfboard storage, outdoor showers and beach access pathways comes with the territory and the desire to immerse oneself into that lifestyle.”
HOME PROTECTION
When it comes to design strategies that protect your home, Kurtis lists a few: “Simple passive solar design principles, deep overhangs for protection from the sun and inclement weather from the west, open outdoor private spaces similarly protected from the westerly weather extremes, north facing glazing to rooms and outdoor entertaining areas,” he continues. “You really need the opportunity to open doors and windows to naturally ventilate the home, especially to achieve cross ventilation.”

With a renowned reputation for high-quality, enduring craftsmanship, Oswald Homes brings the expertise and insight needed to design homes that thrive even in the most extreme weather conditions. “Any material will suffer from coastal elements. These need to be upgraded in quality to take into account exposure to salt and sun and in many instances the increased load from those strong westerly winds. We make sure all materials used are in accordance with Australian standards for use in a marine environment and that our construction is similarly upgraded to take this into account,” he explains.
THE FUTURE
People want to invest in homes built to last – and for those along the coast, thoughtful design, premium materials and exceptional quality are even more critical. Fortunately, the future of durable, resilient homes has never looked brighter. “There is a lot of experimentation with form and materials to see what can stand up to the harshness of that environment and provide the best comfort and style. It’s ever changing and evolving, making it very exciting! Come and talk to us. We’ve got a lot of great ideas, always open to suggestions and challenges, and most importantly we’re good at what we do,” Kurtis promises.
