BE Projects (WA) Pty Ltd Project 2

For this impressive project, the clients wanted to improve the look and liveability of their early 19th-century terrace home, Daylesford, while maintaining its distinct heritage appeal. The extension and renovation concept was devised by Robeson Architects and executed by the team at BE Projects (WA) Pty Ltd. Located on the corner of George and King Streets in the heart of East Fremantle, Daylesford is a Category A heritage-listed building. A considerable amount of sensitivity and care was required to ensure the modern extension complemented and enhanced the architectural character of the home, and the team at BE Projects (WA) Pty Ltd collaborated closely with the homeowners to produce an outstanding result.

Situated on a small 200m² block, the home showcases a charming decorative frontage in the Federation Italianate style. A double-storey extension to the rear increased the floor plan from 115.62m² to 226.1m², and provides plenty of additional space for the clients’ young children. The redesign utilised low-maintenance materials that are perfectly suited to the family’s busy lifestyle. Showcasing dramatic dropped ceilings, burnished-concrete flooring and a bespoke plywood staircase, as well as a wide range of modern inclusions, the home strikes a pleasing balance of old and new elements. Stylish custom-designed joinery features throughout the house, while convenient built-in furniture maximises the amount of usable space.

VELU X skylights and soft LED downlights combine to create a bright and airy indoor ambience. Large bi-fold glass doors welcome plenty of gentle sunshine inside and connect the open-plan kitchen to the enclosed courtyard. Featuring built-in banquette seating and an outdoor barbecue, the courtyard is ideal for casual entertaining or alfresco dining. Complete with three bedrooms, an en suite, a bathroom and a powder room, as well as a garage that’s accessible via a side laneway, the home is characterised by functionality and flexibility. With a six-star rating for energy efficiency, the home is also highly cost-effective and environmentally friendly. Tailored for Western Australia’s famously sunny climate, the design features low-emissivity acoustic glass and excellent cross-flow ventilation, which combine to reduce the need for expensive auxiliary cooling.
