An expansive home by Design Better Buildings graces Western Australia’s architecture scene with another remarkable project to admire and inspire. The expansive home’s bold, modern lines expressed in a luxurious neutral palette offer a modern take on the traditional family home, and make a statement on the streetscape.

Maximizing the site’s attributes, the home undulates with the sloping block and extends over two storeys to do so. The large yet oddly-shaped lot was a challenge for Mario Figliomeni of Design Better Buildings. He needed to make sure the space was used effectively while allowing for the owners’ request for a large, level yard for the children to play in, and one that might permit subdivision in the future. This was achieved with strategic retaining walls, which also allowed for an existing pool to be included in the final design.

The home’s imposing front elevation maximises both the street frontage and the available views. Behind the impressive fac?ade is a relaxed home that was designed to be lived in. The expansive proportions of the interior allow for easy family life, with indoor/outdoor flow also making the house great for entertaining.

A beautiful mixture of polished concrete and polished timber flooring lays the canvas for a beautiful interior and compliments the neutral external render and sandstone cladding. Rooms enjoy generous proportions and the luxury of abundant natural light.

The yard was situated on the northern side of the home so it will become a lush and sunny retreat, with abundant windows and balconies that overlook the lawn and the view beyond.
Given the size of the home and absence of established trees on the lot, its orientation was extremely important to its overall efficiency. The north-facing roof is clad with solar cells and west-facing walls have been insulated. The result of this thoughtful design is not just a stunning home, but a comfortable one.

Project 1



Design Better Buildings’ clients had a very specific brief for their home: it was to be liveable yet also make a statement, and it was essential that the site’s stunning ocean views were maximised.

In accordance with this brief, Design Better Buildings created a three-level, ‘upside-down’ home, with a kitchen located upstairs. The multi-level design provides ample points to enjoy the views, while a lift was incorporated to prevent difficulties when transporting groceries to the kitchen, and an outdoor staircase was built to ensure simple access to the ground-floor pool area.

The clients also wanted spacious living and bedroom areas, which was another priority when Mario Figliomeni from Design Better Buildings created the concept for the home. The roomy minor bedrooms are located on the ground floor, along with the undercover pool and alfresco space, while the upstairs living and kitchen areas have been orientated and designed to take advantage of the views. A luxurious ensuite to the main bedroom further enhances the clients’ enjoyment of their striking new home.

With a two-storey void at the home’s entry and a massive window that overlooks the rear garden and pool area, an opulent tone is set for the home. The massive balcony off the kitchen provides the perfect vantage point for taking in the sights of the surrounding ocean.

As the site’s views faced west, it was a challenging block for maximising views, providing protection from the sun, and orienting the home’s courtyard in a northerly direction. Design Better Buildings overcame these difficulties by creating a U-shaped home that provides protection from the western sun and also provides views through windows on the western boundary. The site has been used to its full potential thanks to the company ensuring the living areas have plenty of north-facing windows, which allows abundant natural light into the home.

The home has a relaxed ambience and features vitrified floor tiles, Caesarstone products and low-voltage recessed lighting. Render and acrylic have been used to great visual effect on the home’s exterior.

Project 2



This fabulous three-storey home perfectly encapsulates its beach surrounds. Natural materials have been used both indoors and out to complement the earthy colour palette, which radiates warmth and cosiness. Design Better Buildings worked closely with the client during the design process to meet every requirement and deliver a home that would serve their growing family for many years to come.

The brief requested a family home that was not only impressive, but liveable for the clients’ young children. The homeowners also wanted to take full advantage of the available views from as many rooms as possible, and they required a large garage for storage. Design Better Buildings worked with the natural slope of the block to utilise every inch of space and create an elevation that allowed for views to be maximised. Although difficult at times – because of the slope, the rear of the home is two storeys – the company was able to make the best use of a difficult site.

To future-proof the home, Design Better Buildings added a lift so that the levels are all easily accessible. Despite the narrowness of the site, the design manages to meet all of the clients’ needs and boasts a spacious open- plan layout and luxurious rooms, such as a resort-style ensuite to the main bedroom.
