BE Projects (WA) Pty ltd has successfully completed the construction of this custom home perched on the challenging steep block in gooseberry Hill, which offers the owners panoramic views of the Perth skyline.

The high-quality residence combines passive solar design principles in a striking mix of natural and man-made finishes to produce an elegant living environment for the owners with minimal reliance on artificial heating and cooling. To combat the challenges of the site, insulated framed construction was used to provide a light and floating platform for elevated living. Cross ventilation is maximised through the use of glass louvres in combination with large- format glazing to capture the impressive views of the surrounding environment.

This new residence has been designed to make the most of a steeply sloping site while maximising the owners’ outlook to the city views, as well as capturing as much of the warming winter sun as possible in the main bedroom and internal and external living areas.

The homeowners, having already lived in one of Allan davies & Trevor Chudleigh Architects’ designs for 25 years, asked the company to recreate the best features from their original house on this new site. The brief was for a home with three bedrooms plus study, with a strong connection to the view and outdoors. be Projects (WA) Pty ltd’s relationship with the architect ensured this recreation could be achieved.

Included in the brief was a request for a spa located on the upper level with a stunning view and good access from both the main living areas and main bedroom. As the property faces west, the owners wanted to make the most of the city views but were unsure of how this could be achieved without exposing the internal spaces to heavy heat that would build up on summer afternoons.

To make use of every metre of space, the site has been built close to the southern boundary, allowing windows and external living spaces to be created away from the northern boundary to ensure privacy from the neighbours. north- facing windows also allow winter sun access, creating an abundance of natural light within the home.

The setback from the northern boundary means the driveway continues to the top section of the property, so there is no impediment to the owners in future years to park on the same level as the main residence and living areas.

On the sloping property it was paramount to provide the main bedroom, main living areas and basic utility spaces on one level to allow the owners to live predominantly on one level in years to come. in combination with this, the main living areas and bedrooms have been designed to make the most of elevated views, with three bedrooms looking out on the city.

To capture warm winter sun in as many spaces as possible, the upper level is a basic ‘l’ shape and the roof has highlight windows to allow for winter sun into the southern portions of the living areas for maximum passive winter heating.

The residence is low-maintenance to enable the owners to maximise their time enjoying the home rather than maintaining it. rich natural finishes including clear-finished jarrah weatherboards have been used where there is good weather protection and provide a decorative cladding that will last the lifetime of the building. Custom-built cabinetry throughout the home and blackbutt flooring create a bespoke aesthetic that ensures this home is a place to relax all year-round.

Project 1

SMART DESIGN, STRIKING FINISH

A MINIMALIST AND MODERN AESTHETIC

Designed by Robeson Architects and built by BE Projects (WA) Pty Ltd, this innovative home immediately stands out due to the bold geometry of its exterior. Triangular in shape, the 170m2 of habitable area was cleverly designed to fit on the small 180m2 lot. This means that every last inch of the house has to have a clear use, with no superfluous spaces.

The clients wanted a highly-functional inner-city home and office that requires little maintenance. It had to be designed to meet the current lifestyle of the owners, with no extra bedrooms able to be squeezed in for resale purposes. Rather, the small lot meant priority was given to the main suite, living areas and home office.

Despite the small space, the home feels light and open because of the expansive framed views to the Hyde Park treetops. Waterfall skylight glazing over the double-height stair void also helps bring plenty of natural light into the home. Two-way glass is used in the projecting steel box to one side of the home, which acts as a retreat for sitting and watching the street below.

Every opening in the living areas was considered and sight lines were drawn to ensure privacy where needed. Low-E acoustic glass was used to help dull peak hour sounds from the street, and the upper-level living quarters have been distinctly separated from the street-front office, which acts as a storefront for client visits.

In total, the home includes two bedrooms, two bathrooms – one is a combined bathroom and laundry – an office, living areas, a balcony, a courtyard and undercover parking for two cars. To ensure the homeowners enjoy a sense of luxury, the main bedroom is fitted with a hoop pine-clad walk-in wardrobe, as well as a skylight over the shower to keep the space light.

Throughout the home, custom joinery and inbuilt furniture, as well as inbuilt storage, help maximise on space and reduce the need for loose furniture that could create clutter.

The interior of the home maintains a minimal and modern aesthetic through the use of industrial materials such as the burnished concrete flooring and steel staircase. The ‘Nero Marquina’ marble kitchen benchtop and custom-designed matching dining table are perfect for preparing meals and entertaining guests with ease.

Working with a tiny area – not just because of the size of the lot but because the sewer easement along the rear boundary reduced the buildable area even further – BE Projects (WA) Pty Ltd managed to achieve a stunning result for the homeowners. As requested, the home maintains a balance between the public and private, allowing the homeowners to connect with the vibrancy of their surrounds while maintaining a sense of retreat.

The home is sustainable firstly in the amount of land per person, which is drastically lower than the average due to the small size of this block. In addition, the low-E acoustic glass, exposed concrete floor and cross ventilation were all incorporated to reduce the need for air conditioning.

ALWAYS ON TIME

AN APARTMENT BLOCK TO BE PROUD OF

This set of five units is an impressive accomplishment by BE Projects (WA) Pty Ltd, who completed the project in a limited amount of time, while still delivering an exceptional standard of work.

For these apartments, time really was of the essence as the client needed an outstanding product completed fast, with the intent to use the apartments as rentals. The brief requested highly functional inner-city apartments that required minimal maintenance, enabling their owners to enjoy an investment income without ongoing issues.

To complete the properties, BE Projects (WA) Pty Ltd had to adhere to strict residential design guidelines. The codes stipulated the maximum plot ratio of the apartments had to be 70 per cent, and the minimum open space 45 per cent. Despite the limitations, the company collaborated with designer Mikasa Designs to deliver five spacious units and one car parking bay per dwelling, as well as two visitor bays.

Contemporary finishes and modern inclusions – such as stone benchtops and custom built-in cabinetry – ensure these apartments will stand the test of time and cater to a wide range of tenants. The project includes two ground- floor units and three first-floor units, which boast two bedrooms, two bathrooms and a courtyard or balcony each.
